Considerable space is devoted to Mr. Burbank’s experimental grounds near this place, and the extracts which we publish below should be sufficient to convince every one of the wonderful fertility of the Gold Ridge soil: “Tn response to an invitation from Mr. Purbank the writer enjoyed the exceptional privilege and pleasure of a vigit to his experimental grounds teeming with marvels that the whole world without cannot display. Ten acres of land set with about ten thousand trees; yet those ten thousand trees represent at least fifty thousand varie- ties of fruit. It means only apples—crab varieties by the hundred included—peaches, apricots, ncctarines, chestnuts, almonds and walnuts, figs, cherries, and lastly prunes and plums, Here is a startling plum announcement—tha number of varieties of this fruit which the world without the Burbank ex- perimental lot of ten acres boasts is about three thousand, yet the precious piece of ground holds as many as twenty thousand varieties, and then not all of the three original thousand are represented. Respectfully yours, GUY BE. GROSSE Land Gommissioner Gi2ARI SANCROF1 LIBRARY SONOMA COUNTY ONOMA, the twenty-ninth county in size in California, and whose area equals that of the State of Rhode Island, is situated thirty (30) miles north of San Francisco, and has a frontage of sixty-five miles on the Pacific Ocean. The blending of its pure mountain air with the salubrious sea breezes produces a healthful, invigorating temperate climate ; a climate, not merely enjoyable, but combined with the never-failing congenial rainfall upon the responsive hills and valleys, brings forth abundant harvests annually. Topographically, the country is mountainous, interspersed with several large and many small fertile valleys. Each section is productive; the Coast Range—a vast forest of valuable timber, not merely enough for domestic use, but vast quan- tities for export; the hills—perennial pasturage for great herds of cattle, sheep and horses; the side hills—the home of the olive, the fig and the grape; and the valleys—in addition to the staple crops of barley, wheat, corn, hay and hops—the abiding place of the peach, prune, pear, cherry, apricot, nuts, berries of all kinds, and also the nursery of the orange, lemon and lime. It is noempty boast that So- noma county is unsurpassed in the vast variety, quality and abundance of its re- gources. Its dairy products, milk, butter, cheese—the former being shipped daily to San Francisco—are immense. Its poultry and egg shipments annually aggregate $1,500,000. The products of its growing olive orchards are becoming greater each year. The returns from its staple crops, fruit, stock, lumber and hops aggregate many millions of dollars. The North Pacific Coast Railroad reaches the great lumbering and dairying industries near the Coast. The California Northwestern Railroad, extending through the county, traverses the en- tire length of the famous Santa Rosa-Russian River Valley; its various branches touch the vine clad Sonoma valley, the Gold Ridge fruit belt and the great redwood timber country. The Southern Pacific Railroad passes through Sonoma, Los Guilicos and Rincon valleys into the great Santa Rosa valley. Thus all portions of the county are available to the near and easily accessible markets of the me- tropolis of the Pacific Coast. The rainfall is general, plentiful and sure, and the fact must not be forgotten that drought and failure of crops are unknown. In its location, its healthfulness, its evenness of climate, its fertility of soil, its variety and abundance of products, its railroad facilities, its educational advan- tages, its prosperity and the intelligence of its people, imperial Sonoma county challenges not only California, but the world, I —> i Hl ‘HB rr irtiaded eli sat det ered rr Condensed Facts About Sonoma County ~~ A Land titles are free of doubt and litigation. CALIFORNIA mgr A Comparison of the Products of these Two Sections by a Few Facts and Figures So much has been written in disparagement of Northern California by our bretbern of the South, and there has been such a continuous attempt to build up Southern California by pulling Northern California down that, as a source of in- formation and ag a matter of self-defense, it seems necessary to give some com- parative statements as to the real resources of the two seciions of our great State. We find no fault with any section of our beloved State for setting out its own local advantages and making prominent its own good qualities, but the attempt to build up self by trying to pull some one else down, is reprehensible. Some of he literature sent out from the Southern country has represented the Northern part of the State in climatic conditions, as a very ‘‘slight improve- ment on the cold sections of the East.” The fact is that the average difference in temperature in the winter months between San Francisco and Los Angeles, is only about 4 degrees, and in summer it is cooler in San Francisco than in Los Angeles. There is more fog in Los Angeles County than there is in Sonoma County. Edward S. Holmes, field agent of the United States Department of Agri- culture, visited every county in this State and gathered official statistics for the government. We give below some of the official figures. It will be seen by the examination of these figures, that aside from the orange industry, the counties gouth of the Tehachapi produce less than one one-fourth of the great industrial products of the State. Take, for example, the great fruit industry of the State: Fruit bearing trees in Northern California...........ceeeee 13,160,823; 77 per cent Fruit bearing trees in Southern California. ..........ccen.. 3,865,925; 22 per cent In 1900 the official record of deciduous fruits shipped by rail out of the State gave the following figures: Northern California. .........ccovveuniiiiiiiiiiiennroeenaeene .....87,990 tons Southern California. ......oeeieeuereuiieeetnienaiineeeeeiuanennns 198 tons Dried Fruits, Northern California...........c.coiiiiiiiniiiiiinenenn. 34,899 tons Dried Fruits, Southern California....... Wheat, barley, oats, corn, hay, alfalfa, cattle hogs, sheep, dairies, poultry—in fact, everything that goes to make a great commonwealth, are found to exist 1n about the same ratio. We do not speak disparagingly of the Southern part of our Golden State. It is a fair land; it is a golden heritage; it is the fringe, the adornment of a great commonwealth; but it is only a part of California, and a small part at that. Solomon was truly great, but the Master said, ‘‘a greater than Solomon is here.” THE FRUIT INDUSTRY OF SONOMA COUNTY In order that the reader may understand the magnitude and relative position THE PRODUCE OF SONOMA COUNTY 7 of the fruit industry in Sonoma County, we can state that the several principal canneries in the season of 1901 put up a ‘‘pack’ of 50,000 cases, or 10,500 tons, while the California Cured Fruit Association handled 5,000 tons of dried fruit. This is 8 per cent of the entire deciduous fruit crop of California. THE WINE INDUSTRY In addition to deciduous fruits (no account of the citrus fruits, olives and nuts being considered in this article), the growing of wine grapes and the vintage is a vast industry. Sonoma County is the greatest wine producing county in Califor- nia with an acreage of 20,000 acres, which usually produce from 7,000,000 to 10,000,000 gallons. HOPS Four million pounds of hops are annually grown and shipped out of Santa Rossa, Sonoma County. These hops are known among the leading hop merchants and brewers as ‘ Sonomas,”’ the highest grade of hops in the world. Our yards often net from $200 to $400 per acre. POULTRY AND EGGS This apparently insignificant business, that requires more attention than. capital, is a most successful and a permanent industry, bringing annually into Sonoma County nearly $2,000,000. The fact that the average annual price of a Sonoma County egg in the wholesale markets of San Francisco is grea'er than that of the nice naval orange of Southern California, may be interesting infor- mation to the man of limited means who wants a home. {The following editorial is taken from the San Francisco (Cal.) Chronicle o December 9, 1901]: SONOMA ORANGES It is certain that the foothills of Sonoma County are as well adapted to the. production of oranges as any other part of the State, and the industry in the vicinity of Cloverdale is assuming commercial proportions, although we believe that a8 yet the product is entirely marketed in California. As the trees come into bearing there is an annual increase in the size of the crop, and it is announced that that of this season will be much the largest ever harvested. The ‘‘ Citrus Fair’ will be held in February, as usual, and is to be made more attractive than ever. The people of Sonoma County are doing this part of the State a great service by their energy in demonstrating and advertising the fact that they can grow oranges. For some reason or other, oranges’’ is a word to conjur with, as our admirable follow-citizens of the southern counties have found to their great profit. Except in some lack of rain at the south and an abundance of it here, there is no difference between the climates of Los Angeles and Sonoma counties which is appreciable by the human senses. And yet the unwise men of the East have been deftly taught to believe that the southern counties—the ‘‘ orange country ’—is a region of perpetual climatic delight, while the State north of Tehachapi is in the desolate realm of the frost king, where shivering mortals hover over fires in July. We may admire the ingenuity and enterprise of our southern fellow citizens in devising and circulating this fable, but the legend has had its day. It is now time that the world understood that temperature is but but slightly affected by latitude in California and that the real power of the State centers in the well-watered valleys and foothills of the north, where we can raise not only ‘‘oranges’’ BUT EVERYTHING ELSE. And in the dissemination among men of this wholesome truth the Sonoma County people have assumed a leadership which entitles them to the thanks of their less energetic neighbors. a.m. | ; INTRODUCTORY AS A | The large number of properties listed in this book represents the magnitude of our facilities for transacting this class of business, for it is generally recognized that our long experience enables us to meet the wants of every prospective buyer or seller of realty. Our ability to present such an extensive list of marketable properties is, we trust, satisfactory evidence of our standing in the community, and of our ability to suit the home seeker. It should be understood, of course, that the total acreage of salable property referred to in the following pages is very small in proportion to the total area of tillable land represented in Sonoma county, but at the same time it is eloquent testimony of the vast and varied resources of the whole, as well as its greatly im- proved and constantly improving conditions. With such a wide range of actual, bonafide values to choose from the pur- chaser is enabled to adapt his wants to his means, and it is with this end in view that we have enlarged our well known Sonoma County Land Register to its pres- ent proportions. Grosse, 522 Fourth street, Santa Rosa, No. 597 For Sale—Olive Oil Plant, Winery, Vineyard and Olive Orchard $42 50 100 acres of land near railroad y town and shipping point in So- noma county; 85 acres are in olive trees, with grape vines planted between—such is the custom in southern France and Italy. There are about 6300 olive trees from 12 to 16 years old, and the grapes are of the best Sauterne varieties. The olives are made into oil on the preme | | =~ pS —— THE GUY E. GROSSE CO., SANTA ROSA, CAL. 11 ises, in a modern mill; the mill stones are made of granite, an improvement on the iron mill, as it does not impart the metallic taste to the oil, and is so regulated that the olives can be ground into pulp without crushing the pits; thus the virgin oil is extracted by a sub- stantial hydraulic press of over 100 tons pressure and the oil retains the pure olive taste, which is destroyed when the pits are ground in the pulp. The oil mill and winery are substantial struc- tures with cement floors and operated by a steam engine; there is also a good distillery in connection with the wine cellar, the winery has a capacity of 50,- 000 gallons, and contains 40,000 gallons of first class cooperage, and all the appar- atus and paraphernalia for making oil, wine and brandy are complete. There is a running stream through several acres of good meadow, the meadow furnishes all the hay and pasture needed for the horses and cows used on place; -a fine spring of pure water, from high pres- sure reservoir, furnishes abundance of water which is distributed by pipes throughout all buildings. The dwell- ings, barns and out buildings are ordi- nary, but capacious and comfortable and answer all requirements. No irri- gation is required. For further informa- tion, address or call on Guy E. Situated on a high but level plain in the largest valley west of the Sacramento river, and about the center of the county, its growth has been steady and solid; aud its present proportions are indicative of the coun- try around it. The business blocks are substantial and the residence portions attractive. It has two electric lighting companies and one gas plant, wide and well paved streets, good free city water and thoroughly equipped paid fire department, sewerage, street railways, concrete walks, innumerable shade trees, excellent high school, three grammar schools, free public library, musical library, city hall, $80,000 courthouse, $30,000 hall of records, Ursuline Academy, Pacific Methodist College, Prof. McMeans’ Normal School, Miss Redmond’s Normal School, Prof. Sweet’s Business College, several large drying establishments, four canneries, eight win- eries, s'orage warehouse for hops and dried fruits, tanneries, woolen and flouring mills, city mail delivery (the postoffice receipts have increased $2000 in the past year), two daily, two semi-weekly and one weekly newspapers, two competing railroads, advantages of cheap tide water transportation and four banks. The latter are carrying enormous deposits, which is the gathered wealth of the produc- tive orchards, vineyards, hop fields, farms and stock and dairy ranches of imperial Sonoma county. The surrounding country is so highly and generally improved that the U. S. Postal Rural Delivery, extending with a radius of 5 to 10 miles from Santa Rosa, reaches nearly 650 families daily. Prosperity and substantial improvements are evident to the most casual ob- gerver. For instance, in December last 76 buildings were in the course of erection. Men of means from Southern California, and every State in the Union, upon visiting our city have been so impressed with its climate, beauty, geograph- ical position, prosperity and future, that they have with prudential foresight invested liberally in attractive and permanent homes. Santa Rosa, the natural capital of the northwest coast, is the coming city north of San Francisco. Its base of support is a section of country that in extent, variety of products and property, is an empire in itself. Here are some of the business enterprises and improvements underway: The entrance of the Bay Counties Light and Power Company, with an unlimited THE GUY E. GROSSE CO., SANTA ROSA, CAL. 21 voltage from the company’s generating plant on the Yuba river, 166 miles distan., (this is the forerunner of an immense development in manufacturing, transpor- tation and settlement). The erection of a fine gas plant to supply illumination and fuel, not only for Santa Rosa, but adjoining towns—workmen are now laying a pipe to Petaluma, 16 miles distant. The new improvements aso include the following: Kroncke planing mill; Raddatz building, corner Sixth and Wilson streets; Stocker brick, 40 feet frontage on lower Fourth street; excavation begun for a $15,000 building, with 60 feet frontage in same block, on the corner of Wash- ington and Fourth streets; while on B street the Carither’s two-story (100 feet fron age) brick is well advanced ; and the Shea and Elks two-story buildings, with a frontage of 160 feet, are nearing completion. This is not inflation, but natural growth. Remember that both the Southern Pacific and California Northwestern rail- roads enter Santa Rosa and are competitors. San Francisco is but two hours’ ride by the shorter line. There are ten passenger trains to and from San Francisco daily—fare $1.50.
