As soon as the materials are received and checked against the material list, the carpenters can start right to work on the founda¬ tion and floor construction. From the very start no time is lost in waiting for materials, as everything is delivered at the same time. The length of time consumed by the work depends on the number of men employed, but with an average crew the foundation and floor should be finished at the end of the first day. One Day Later. The second day should see the framing of walls and partitions completely finished. The fact that all the studs, cripples, headers, etc., are already cut to the exact size required, makes this framing a very easy task. S m EBY Uu»»~ Three Days Later. In three days’ time the house takes definite shape. The roof framing is very simple, as the rafters are already cut, notched and bevelled ready to be nailed together. The roof sheathing and siding are all cut to the exact size required, and go on very rapidly. When the building is this far along the plumber can begin work on his roughing-in. that consc factor} £M3 Five Days’ Work. Under ordinary conditions the fifth day should see the roughing-in practically completed, the roof finished, and the building ready for the plasterers. If plaster-board is used for the interior, the carpen¬ ters can go right ahead with their work, but when the building is plastered it is necessary to wait until the plaster has dried out be¬ fore going ahead with the finish. The Building Completed. This cut shows the house a few days later with the frames set and the windows in place, the painting finished and the building all ready for occupancy. There are no extras or “tail ends’’ to cause unlooked-for delays and the work on the interior finish and built-in features progresses rapidly and smoothly, as everything is all figured out beforehand and there is nothing left for the carpenter to do but follow the drawings and instructions. 4 Important! Difference Between Ready-Cut and Factory-Built Houses We have found it advisable and more convenient to combine in this Bungalow book the descriptions of both the Ready-Cut and Factory-Built types of bouses, for the reason that many desire to purchase the former type and others the latter. For most of the designs you will note in our Price List that we quote three different prices. The general specifications are prac¬ tically the same. Pacific Ready-Cut Houses are not constructed in sections at the mill and are not portable. All material is cut to fit at the mill and the lumber is prepared, marked and numbered, ready to be nailed in place, and we furnish complete working drawings and in¬ structions. But none of the carpenter labor is done at the mill. The ready-cut prices include all materials from the ground up—lumber cut to exact size, fine in¬ side finish, roofing, flooring, hardware, paint, sash, doors, etc.—everything furnished complete. All your carpenter has to do when the material reaches the job, is to nail each piece in its proper place, and you have the best fitting and most permanent home your money can possibly buy. Pacific Ready-Cut Houses are built much on the same order as a modern sky-scraper. The material is all cut, measured and pre-fitted at the mill by machin¬ ery. When the material reaches the job all that need be done is, simply put each piece in its proper place. The material for the ordinary house built by the old out-of-date method is furnished in a raw state in lengths from the sawmill. It is then necessary for the carpenter to saw and fit the required sizes by slow hand methods. The Pacific Ready-Cut system does away with expensive features of home building and places the manufacture of houses on the most efficient basis possible. Pacific Factory-Built Houses are constructed in complete finished sections and are shipped in this com¬ pact form. We perform practically all the carpenter work at the mill, stain the sections, put on the priming coat of paint, install hardware, hang windows and doors, etc., so that really all you need do when you purchase this type of house is simply to have the sec¬ tions assembled and put on the finishing coats of paint. Little or no carpenter labor is necessary. We furnish free of charge an expert to superintend and assist in the erection of our Factory-Built houses. (See terms on page 81.) Pacific Factory-Built houses can be easily disassembled and moved from place to place, as they are sectional. Assembling a Pacific Factory-Built House FABRICATING THE HOUSE AT MILL The house is built in finished sections at the mill, painted and stained, ready to assemble, with¬ out delay. ERECTING—4 HOURS’ TIME. Within 4 hours from the time the carpenters start to assemble, the floor should be down and some of the side sections fitted in place. ONE DAY’S WORK. By the end of the first day the sections should all be in place and the roof erected. TWO DAYS’ WORK—COMPLETED. The finishing touches are added the second day, the shelves placed and the doors hung and the sanitas cloth and battens put on. Houses of larger size take a longer time to erect, but in the same proportion. 5 Our New Mills We have recently moved our manufacturing plant to the location shown above where every¬ thing is arranged in the most practical and convenient manner. The track is depressed so that the car floor comes level with the ground and the materials can be loaded from the assembling bins in the factory building on either side. The mill is equipped with the most modern and efficient wood¬ working machinery, including special machines for trimming sash, mortising doors for locks, manu¬ facturing cupboard doors, etc. Each stick of lumber comes from the boat direct to our yard; is un¬ loaded, seasoned, milled, cut to the required size, marked, bundled and shipped without one bit of lost labor and with practically no waste of material. The capacity output is fifteen houses per day. Shipments made from here on any transportation line. Dwellings Built to Last Pacific Ready-Cut Houses cannot be taken apart. An expert carpenter cannot tell them from any other first-class permanent frame dwelling, because there is no difference except that the lumber in Ready-Cut Houses is more cleanly and accurately milled. Now your local dealer must pay freight on all his lumber, which he naturally adds to the cost of the material. The transportation charge on a Pacific House is generally less than for raw ma¬ terial and it comes direct to you, instead of by the zig-zag method as ordinarily is the case. Our method of shipping all the required material to you at one time is a large item in reducing your construction cost. Buyers of Pacific Houses pay no local yard charges for unnecessary handling, nor any of the other costs, such as heavy selling expense, overhead expense, special taxes, etc. 10 Freight is Cheaper Than Is Ordinarily Supposed The freight cost on a Pacific House is far less than on the lumber you buy at the retailer’s. By the ordinary method the lumber first goes to the sawmill, then to the wholesaler, then to the retailer and finally to you, adding freight each time it is moved. Compare this with our direct way of handling the lumber. We have it transported from the forest center in cargo lots to our mills where it is sea¬ soned, milled, marked and sent on to you. Lowest Freight Charges We are very careful in making shipments to see that the lowest transportation rates are ob¬ tained. Oftentimes we have two or more shipments going to one locality and at such times we are able to make you a great freight saving. As we assume the liability of shipping it goes without saying that we pack all material with extreme care. You will find that it is just as practicable to buy a Pacific House if you live 1000 miles from Los Angeles as if you live right here. Another Way of Saving Freight It most always happens that purchasers of Pacific Houses are having other shipments, such as furniture and other household goods made at about the same time as when their new home is being shipped. When such is the case, we can, as a rule, combine the shipments and save the purchaser considerable money. Prompt, Complete Shipments You receive all your building material promptly, and you are able to begin the erection of your home almost immediately upon its arrival. Through our method of construction, most of the difficult portion of the work of building your home has been done before you receive the material. Our system is a big help to carpenters and we are always glad to co-operate with them. By keeping a close record on labor we find the average saving on this alone is well over 25%, which is made possible by our way of pre¬ paring the lumber. Now for example, a great proportion of the carpen¬ ter's time is spent in slow cutting of framing timbers. We do this by “lightning-speed” machinery, so that the carpenter can devote almost his entire time to nailing the pieces together. We always advise our customers to employ a local carpenter to erect Pacific Ready-Cut Houses, if one of our expert carpenter foremen does not superintend the job. The carpenter is the man who, by following our simple instructions, can erect your house in the very shortest time. We are always glad to have carpenters communicate with us and those who do, find that our System is a great booster for them. Machine labor does quicker, better work We Sell Miscellaneous Lumber We order our lumber in big cargo shipments and so are better able to sell miscellaneous lum¬ ber than ordinary retail concerns. We pride ourselves on the extra high quality of lumber car¬ ried and we honestly believe that you cannot purchase better quality lumber elsewhere on the coast for the price we ask. Send in your estimates and let us give you a figure. A large majority of our customers purchase extra lumber for one reason or another—board walks, fences, rabbit and chicken houses, etc. The Way You Receive Your Ready-Cut Material When you purchase a Pacific Ready-Cut House you receive plenty of material to completely finish your home and it is all prepared ready to nail together. The pieces are marked, measured and prepared at the mill and this work is done much better than can possibly be done by an ordi¬ nary carpenter. We take extreme care in preparing this lumber so that the home-builder is saved the greatest amount of money in the end. We cut-to-size sills, joists, girders, flooring, plates, studding, rafters, siding, sheathing, stools, headers, door and window casings, and in fact, prac¬ tically everything except baseboards and moulding, which must be fitted on the job. The material is all bundled and marked and each mark must correspond as shown on the detailed plans furnished with each house. Carpenters have been amazed at the time they are able to save by receiving material ready-cut. All the slow tedious work, which proves to be the most expensive part of building, has already been accomplished and the dwelling can be erected weeks sooner. Doors are cut to length and mortised ready to receive locks. The Way You Receive Your Factory-Built House When you purchase a Pacific Factory-Built House you receive it in complete, finished sec¬ tions, stained or painted and with hardware installed, as per specifications. As most of the con¬ struction work is performed at our mill very little carpenter labor is necessary when the ship¬ ment reaches its destination. As explained under terms, page 81, we will furnish one of our expert foremen to superintend and assist in the erection of the house—providing the purchaser pays for his car fare, board and room rent and furnishes three competent helpers with tools. Our Factory-Built Houses can be easily disassembled and moved, as they are sectional. In remote districts where good carpenter labor is scarce and lumber prices- are high, our Factory-Built Houses can be erected for sometimes less than half the cost of ordinary houses. 12 No Expensive Extras If you have ever built for yourself you know that the exasperating feature is the long list of “extras” that increase as the construction goes forward. There's no need to worry on this feature when you buy a Pacific House, as our Estimators figure the cost of everything for you and tell you just exactly what is required. Then you know everything that is needed and can know intelligently what the complete cost is going to be. Carefully Inspected Materials Every single item of material, before leaving our factory, is carefully inspected for defects, mistakes and shortage, so that it is practically impossible for a mistake to occur. Nothing But the Best of Lumber We order our lumber in cargo quantities and are not content to accept just the ordinary run of lumber, but every piece must conform to our high standard, and we recognize but one standard of lumber—the BEST. Buying as we do, we are able to obtain the rock bottom cost. It is difficult to duplicate the quality of lumber we offer. Every piece is thoroughly seasoned and sound. No second-hand material ever used. As an example of how superior our lumber is, we might say here, that in some parts of Arizona where scores of these houses have been sold during the past few years, it is utterly impossible for residents there to obtain lumber that can compare with lumber we furnish, and even the poor grade of lumber that is sold by the average lumber dealer in that state is con¬ siderably more expensive. All material furnished is guaranteed to be absolutely satisfactory in every respect. We agree to deliver every piece to you free from damage in shipment and guarantee to furnish plenty of material to completely finish the entire house. For the interior woodwork we furnish the best grade of Oregon pine, beautifully grained. Lumber for baseboard, casing, paneling, molding, etc., is all carefully selected. The height of walls in Pacific Houses is eight feet two inches, nine feet, or ten feet, from floor to ceiling, according to specifications, but they can be made higher if desired. Liability Insurance We carry workmen's compensation insurance on all men employed by us and this protects the customer against any loss through injury of our workmen when erecting your house. General Specifications Foundation Our prices do not include brick, stone or cement, as every locality produces this material at about the same cost. It is, of course, optional whether you use concrete, stone or brick. Our prices include redwood mudsills for the foundation. (Note in the specifications that with some designs we include 4x6 redwood mudsills and for others a raised framework.) A raised framework foundation is necessary where the ground is uneven. We furnish our foundation complete so that if the purchaser desires he can erect the building without the use of a cement or brick foundation. We always furnish sufficient siding or shakes, or the same material which covers the outside of the building, to cover foundation we furnish. Necessary steps for all outside openings are also furnished. Staunch Framing It takes expert skill to frame a house properly and it must always be done by some one who knows his business. We pay particular attention to this and in cutting our studding, braces, truss¬ ing, etc., do so with the idea of giving the framework the maximum of solidity so that the struc¬ ture will be staunch and solid. Roofing When prepared roofing is specified, purchasers have the option of either 2-ply asbestos or 3-ply sanded, and a shingled roof may be had at slight additional expense. We can also furnish the red or gray granite roofing, if desired. We have a special process for cementing seams and furnish special long roofing nails—making the roof absolutely water-tight and extremely durable. Ventilators Screened ventilators are installed in the gables and if desired these may be covered with lattice. We install these ventilators to insure a good circulation of air between the ceiling and the roof, making the dwelling cool in summer. Window Sash The window sash we furnish are of the finest grade. They have mortise and tenon joints, re¬ inforced with steel dowel pins instead of wooden dowel pins and glue. All casement sash are ope¬ rated with our specially-made heavy casement adjuster, which locks them either open or closed. All sash and sash doors are furnished with glass installed and the hardware is included. Screens We furnish screens as specified for all outside doors and windows. Screens for windows are sliding type, with springs to hold them in any position. Doors The regular stock doors we furnish are Colonial style, 134" thick, with five panels and fitted with mortise lock. These doors are well built and will not warp or become loose. Prices quoted on special doors. Many purchasers prefer veneered doors for the front, and we are able to quote the lowest prices on Mahogany, Oak, Circassian Walnut, Birch and other woods. Paints Paints and stains are furnished as specified. We always furnish ample quantity to finish both exterior and interior without skimping. The paints we furnish are especially ground and mixed, and are strictly first-class. They will give absolute satisfaction on the desert or at the sea-shore. Our Factory-Built Houses are, of course, stained or painted with the priming coat at the mill. Hard ware Our prices include all locks, hinges, nails of every size, window weights, sash lifts, drawer pulls, handles, knobs, and in fact, everything in the line of hardware that is necessary to completely fin¬ ish the house. Plaster Board The use of plaster board in both our Ready-Cut and Factory-Built Houses is rapidly increasing in popularity. We furnish the most durable plaster board that can be had. It is not ordinary cheap, light wall board, but a composition of strong, scientifically-constructed cement plaster. It cannot loosen from dampness as will the ordinary plaster, nor will it split, tear, crack, expand, buckle or warp. It is vermin-proof, sanitary and fire-resisting. From a number of actual tests made we find that less heat is required to keep the house warm in winter time when our special plaster board is used, and the interior can be kept much cooler in summer time, as it is extremely difficult for heat or cold to penetrate. We can furnish a special paste filler, which, when mixed with water, can be used to fill the cracks where the plaster board is joined together, giving a smooth surface upon which you can paper direct or tint any desired color. But most people prefer to nail battens along the joints and this gives the ceiling and walls quite a cosy effect. No nail marks or blemishes of any kind show when this plaster board is used, and anyone can easily nail it on. This plaster board is just as durable as lath and plaster. It comes in strips which are long enough to run the full length of the room and is forty-eight inches wide. 14 Sanitas Cloth Clean and Attractive We use Sanitas cloth extensively in Pacific Houses where the customer does not wish to go to the expense of finishing with lath and plaster or plaster-board. Sanitas comes in dull and gloss finishes and wide latitude is afforded in selecting designs. We let the customer make the selection, or if desired our Decorative Department will make the selection, bearing in mind the particular finish of woodwork in each room, in order to create the most harmonious effects. In the bathroom and kitchen we usually use the gloss finish in attractive tile patterns, and in the other rooms the dull finish in decorative designs. Pretty color combina¬ tions in pink, blue, brown, yellow, gray, green, Spanish leather, etc., are available, and very artistic effects may be obtained by using two patterns in some of the rooms, divided by moulding or plate rail. Sanitas can always be wiped clean with a cloth and it is very durable. Samples gladly sub¬ mitted. These plans are mathematically correct in every detail and it is impossible for anyone to make a mistake. If your location is too far from Los Angeles for us to quote you a finished price, we can then name you a price delivered to your destination, and tell you approximate¬ ly the cost of finishing the building, and if desired, we can furnish a foreman. Your Needs Anticipated Master Architects have planned the home of your selection. They have spent days, weeks, months, to develop the design to a state of per¬ fection. They have probably moved over a door here, put in a window there, and widened one of the rooms in order to better the design. You can rest assured that the design you pick is as near perfect as long archi¬ tectural experience can make it, for the reasonable price asked. A Safeguard Against Mistakes The average architect, contractor and carpenter are all liable to make costly mistakes, and they do. In our price list you will note that we quote three different prices for many of the houses; one price for the house Ready-Cut according to specifications given with the plan and including all mate¬ rials necessary for the completion of the house in every respect; second price for the house Factory- Built (sectional) according to specifications given with the plan, constructed in finished sections ready to assemble and including all materials necessary for the completion of the house; third price for the house Ready-Cut ready for lath and plaster, including all interior finish lumber and every¬ thing necessary for the completion of the building with the exception of lath and plaster. On most of the larger houses we have given only two prices, as these houses are seldom con¬ structed except with lath and plaster or plaster-board. One price covers the cost of all materials with the exception of lath and plaster and the other price is for the same building including plaster¬ board for all walls and ceilings together with the necessary tinting materials and battens, mouldings, etc., to cover the joints in the plaster-board. We have not included the cost of lath and plaster or masonry in any of our plans, as these can usually be obtained more reasonably if contracted locally than if we furnish the materials. However, we will gladly give you an estimate on plastering and cement work, if desired. Plaster Yardage With the price of each Ready-Cut house ready for lath and plaster we give the number of yards of plaster required.
