PRICE OF BLUE PRINTED PLANS AND SPECIFICATIONS JplD.H: The Colonial Square—The Old Favorite No type of house is susceptible of greater diversity of arrangement of the interior than the old-style rectangular structure, which usually is designed, ex¬ ternally, in accord with the old Colonial type, or a modification thereof. The square or rectangular plans of the floors may be divided to suit the wishes of the owner. The design here given, design No. 6870P, shows a modern arrangement, one large living room in¬ stead of the conventional parlor and sec¬ ond parlor, being the feature of the first floor plan. The hall treatment is excellent. The entry serves effectually as a guard against invading cold winds of winter and affords facilities for taking care of dripping umbrellas. The lavatory at the extreme rear of the hall is a feature that will be appreciated by all who value comfort and convenience. The passageway between kitchen and dining room, occupying the pro¬ jection shown on the floor plan is an effectual guard against kitchen odors invading the dining room, and also provides space for pantry and refrigerator. The second floor arrangement is notable for the convenient location of the bath, which brings it immediately over the plumbing in kitchen and lava¬ tory, thus calling for the use of a mini¬ mum quantity of pipe. The large bedroom, usually designated as “owner’s” bedroom, is a valuable feature as, also, are the two large closets which are provided for the use of its occupants. Every available inch of space in the upper hall is utilized to advantage. In many second floor plans for houses of this type the hall is planned to extend thru to the front wall. In this plan one-half of the space is thrown into the smaller of the two front bedrooms and the other half is made into closets. The porch adjoining the living room, which could be glazed or screened, if desired, will prove a great attraction to many. The location of the fireplace and the broad chimney built into the outside wall are novel features of this home design. The straight lines of the walls make this an economical house to build, but, at the same time, a home that will be found comfortable and convenient. Arrangement of House. Design 6871P is a fine example of good architecture. This stucco cottage is suitable for a flat or an elevated plot of ground but scarcely adaptable to sunken location. This house makes a practical as well as a beautiful home for a small family. The living room is large, the kitchen compact and convenient and the dining room ample in size and beautifully lighted. One large and one small bedroom, bath and hall comprise the second-floor arrangement. A feature that will appeal to the orderly housekeeper is the grade en¬ trance at the side. This provides access to cellar and kitchen and a means of replenishing the refrigerator in the lat¬ ter without tracking up the kitchen floor. Contractors will find prospective builders turning again and again to practical houses of this character, the appearance of which leaves little to be desired. Architecturally the beauty of this design is derived from the straight lines of the eaves dormer and the arched space between the porch columns. Break into either and the symmetry of the plan is marred if not entirely destroyed. Usually the light must be admitted from front and rear. Side windows in many cases are impossible, and in very few instances are they desirable. The accompanying brick house design is notable for its excellent architecture and efficient lighting. The large multiple windows in living room and dining room insure a diffusion of light thruout both. This home is 22 feet by 33 feet and is designed for a 25- foot lot. Set at one side of the lot ample room for passage is secured. Much of the beauty of the front is derived from the straight lines of porch and roof which may be enhanced by the use of brick of subdued—not dark—color, for the beauty of the brick is augmented by the six white terra cotta caps. The color for the tile on the roof should be studied with care. Green is a favorite, as is also red. The really important thing is to have the brick, trim and tile harmonize. This is a six-room home with hall, pantry and bath and the rooms all are of fair size. The arrangement utilizes all the space to advantage, and vestibule, halls and closets are provided. It will be noted that the walls of the first story are 13 inches thick, while those for the second story are 9 inches thick, a material saving in space and cost. E Platform Arrangement of House. A narrow lot design that gives the impression of square massive- ness is shown in the photograph above. It is only 21 feet 6 inches in width. It is a house of six or seven rooms, depending on how you count. The exterior is simple and chaste, as a concrete house should be. A straight hip roof is used with a pro¬ jecting dormer as the only break in its surface. The hip roof is very useful in this type of house because of the space that can be furnished in the attic. Even if this is not used, the air space provided will keep the main floor cool in the hottest weather. This space is also very desirable in a small house for storage. The walls are finished with siding and the roof is shingled. The cobble¬ stone chimney is a pleasing feature of the exterior. The broad front porch, extending’across the front of the house is attractively decorated with the block columns and the simple railing. The living room and the dining room form an attractive combination. The entire wall between the two is re¬ moved which gives the effect of one big room. This is accomplished by the use of a roof de¬ sign which is mainly of the hip type, when viewed from the front, but which is really a combination of both the hip and gable types. In order to balance the appearance and relieve the wide area of shingled surface, a little dormer is built in front. The sides of the house are finished in beveled siding. The porch is built up of cobble stones capped with white stone or concrete slabs. The corner columns are carried part way up with the stone and are then relieved with tapering square wooden columns. The floor of the porch is of concrete. This house is preferably finished in some dark shade with white trim. Since the railing of the front porch is carried quite high, this porch may be well utilized as another room during the months when the temperature will permit. The living room is entered from the porch, the door being at one side of the steps rather than in front of them, as is usually the case. The special facings which it is possible to apply to the concrete blocks make them a solu¬ tion of almost any problem in house building where something special is de¬ sired in finish. By the use of white cement in connection with suitable color¬ ing material almost any shade or tint may be obtained and a very close imita¬ tion of highly expensive stone may be built at a reasonable cost. Marble, gran¬ ite, sandstone and limestone may be imitated with such exactness that there is no advantage gained in the use of the true material. The little bungalow shown here as de¬ sign No. 6829P, is an excellent example of the beautiful effect which may be obtained by the use of special face con¬ crete blocks applied to the construction of the porch and chimney of a frame house. The facing used in this case is intended to imitate white marble. This facing consists of a mortar made of some brand of white cement and marble chippings. The stone is not polished, in this case, since the rough surface is more in harmony with the scheme of design than the polished surface would be. It is possible, however, to produce Floor Plan of Bungalow. Size 23 Feet 6 Inches by 40 Feet. a very high polish on the surface of these concrete blocks if it is desired. Two sizes of blocks are used in the walls and special size blocks are cast for the porch rail. The work is laid up in alternate wide and narrow courses and is pointed with dark colored mor¬ tar. The design is capable of a very pleasing finish by properly selecting the color scheme in painting. A special feature is the flower box placed under the gable beneath the wide window. The room arrangement of the bunga¬ low is simple and effective. The living room extends from one side to the other of the front part of the house, and has a fireplace at one end. Six windows and the front door admit light to the room, assuring a pleasant place for the entertainment of afternoon guests. In the rear of the living room the dining room occupies one side of the house and the bedroom the other. A three window bay is built into the outside wall of each of these rooms. The kitchen is centrally located in the rear of the house with the bathroom on one side and the rear porch on the other. The rear porch is really an additional room and may be used to supplement the kitchen. Closets are provided in the bedroom, kitchen and rear porch and a cupboard is set into the wall in the kitchen. Aside from some few cases in which it is necessary to cut lots of peculiar shape on account of streets intersecting at sharp angles, the only place where a house with wide front is likely to be used is on a corner lot which offers frontage on two streets. Even if plenty of room is available the usual custom is to build a house with its narrow side to the front even tho such a practice robs the owner of space which might be used as a large front or back lawn and presents the narrow side of the house as the only part that is ever noticed by passers-by. Design No. 6841P shown here presents an unusually attractive appearance from the street. Since the gable roof is placed with its ridge parallel to the street, the tile covered surface, broken by the dormer with its six square win¬ dows, is a prominent feature. The upper floor is finished with shingles while the first floor walls are of brick trimmed with white stone or terra cotta. Details are carefully worked out to produce a nicely balanced appearance. A special feature of the front porch construction is the manner in which the brick col¬ umns are carried up thru the roof and capped with a white stone or terra cotta slab. Ornamental vases may be placed on these columns and flowers planted in them in the summer time will pro¬ duce a pleasing effect. The canopy over the windows on either side of the chim¬ ney is covered with tile similar to that used on the roof. The front door opens into a recep¬ tion hall from which cased openings lead to the living room, dining room and back thru a hall to the toilet. The hall has space provided for coats. The living room occupies the entire end of the house on one side of the reception hall. The fireplace is built into the center of the wall opposite the hall. prospective builder come into your office with a rough sketch of a house or barn that he wanted to build? A sketch that was not drawn to scale but made up from his own ideas or taken from some book or magazine? In order to estimate safely on a building of that kind you need carefully prepared plans drawn to a regular scale, and an itemized bill of material would still further help you. Hundreds of dealers are situated just as you are and are confronted by this same problem. To take care of just such cases and in order to give you the same advantage as tho you had an architect in your office, we are placing our Architectural Service at your disposal. We are in a position to take those rough sketches or de¬ signs from other magazines or books and draw you com¬ plete working plans and take off the itemized list of material at a very small cost and give you forty-eight hour service. This will enable you to safely figure on every job that is brought to you; this will enable you to render the same architectural service as those who have an architect exclusively in their employ and at much less cost. The bills of material cover all lumber, millwork and hardware necessary to build any building. We want you to take ad¬ vantage of this Special Plan Department; we believe it will enable you to render your customers better and prompter service than heretofore. This department is under the direct supervision of Mr. Wm. A. Radford. His twenty-five years’ experience in the lum¬ ber and sash and door and architectural business are at your call. We believe it will make your customers rely upon you more and more in helping them with their build¬ ing problems; we believe that in connection with our PLAN BOOK SERVICE it will meet every demand made upon a retail dealer. Our architects and design¬ ers give each plan a great deal of thought and make it a point to see that all lumber and millwork, etc., used in the buildings are of stock design such as most lumber dealers and all wholesalers carry in stock for prompt delivery and at reasonable prices. What We Furnish in Blue Printed Plans and Specifications The first question you will ask is, "What do we get in these complete working plans and specifications? Of what do they con¬ sist? Are they cheap, printed plans on tissue paper, without details or specifications?” The plans we send out are drawn one- quarter inch scale to the foot, showing all elevations, floor plans and necessary interior details. We use the very best quality heavy blue print paper. Using great care in the blue-printing to have every line and figure perfect and distinct. FOUNDATION AND CELLAR PLAN —Shows the shape and size of all walls, piers, footings, posts, etc., and of what materials they are constructed; shows the location of all windows, doors, chimneys ash pits, partitions and the like. The different wall sections are given, showing their construction and measurements from all the different points. FLOOR PLANS — Show the shape and size of all rooms, halls and closets; the loca¬ tion and size of all doors and windows: the position of all plumbing fixtures, gas lights, registers, pantry work, etc., and all the measurements that are necessary are given. ELEVATIONS —A front, right, left and rear elevation are furnished with all the plans. These drawings are complete and accurate in every respect. They show the shape, size and location of all doors and windows, porches, cornices, bays and the like; and, in fact, give you an exact scale picture of the house as it should be at com¬ pletion. Full wall sections are given, show¬ ing the construction from foundation to roof, the height of stories between the joists, height of plates, pitch of roof, etc. ROOF PLAN — This plan is furnished where the roof construction is at all intri¬ cate. It shows the location of all hips, valleys, ridges, decks, etc. DETAILS — All necessary details of the interior work, such as door and window casings and trim, base, stools, picture moulding, doors, newel posts, balusters, rail, etc., accompany each set of plans. SPECIFICATIONS — Consist of from fifteen to twenty-five pages of closely typewritten matter, giving full directions for carrying out the work, from the break¬ ing of ground to the completion of the building. The specifications are bound to match the plans and form a very hand¬ some set, besides being complete and ac¬ curate in every particular.
