You will be impressed by the fact that we have not attempted to cheapen our houses in any particular. Everything is of the best. First quality materials, and standard construction throughout. There are any number of places in each house where we could cut down the cost at the ex¬ pense of quality and stability, but we do not believe it good policy to do so. Most people build only once in a lifetime, and would prefer to spend a few dollars extra and have the satisfaction of knowing that their buildings are built to last. SEATTLE, WASH. 1 WHY OUR PRICES ARE LOWER “How do they do it.” How can the highest grades of lumber and mill work be sold at our com¬ paratively low prices as compared with the usual retail figures? These and other questions are fre¬ quently asked by our more-than-satisfied customers. There are many reasons, but we will name only a few of the principal factors: FIRST: Lower selling costs. In every business there is a certain expense connected with the ac- tual selling. This selling expense is higher in some lines of business than in others, In the case of a retail lumber yard, the selling expense is unusually high. There is a considerable investment in real estate, sheds and buildings, a heavy investment in stock, taxes, insurance, interest on investment, salary of manager the year round and extra help in busy periods. It has been estimated that this selling cost for the average retail yard is anywhere from 15% to 20% of total sales. This seliing expense must be added to the cost of the material, then a profit is added and you pay it all. Our selling cost is 50% to 70% lower. We are not confined to any,particular locality like a retail yard. We do business in fourteen states west of the Mississippi river Our customers are reached at a trifling cost for postage and advertising. We are enabled to reach thousands of prospective customers by mail as compared to a few hundred within reach of a lumber yard. Our selling expense is naturally spread over a much larger volume of business, reducing the expense of selling to a minimum. You get the benefit of this immense saving. SECOND: Doing such a large volume of business, we are content with a smaller per centage of profit on each sale. We can afford to sell you material at a margin of profit less than the actual selling cost of the average retail yard. In other words if the retail yard should sell all ma¬ terial at our prices, they would actually lose money on their operations. But you can bet they don’t lose any money. They may meet our prices on an occasional bill to keep us from getting the order, but they make up their loss on other sales and extras. THIRD: Economy of manufacture and handling. We are located right in the heart of the greatest . timber section in the world. We can assemble all the lumber and mill work for a house, put it into a car and deliver it to you at the minimum cost for freight. It is a fact that you can buy from us many items of material for a house—delivered at your station—for less than it would cost the retail yard for the same items. This is because we ship at car load rates many items that the yard gets in by local freight. Furthermore, by handling large quantities of these items, the manufacturing cost is reduced to a minimum, which permits us to sell direct to you cheaper than it costs many small plants to manufacture. It is but natural that in giving us an order you would want to know how soon we can deliver the material to your station. In this connection will say that for years we have maintained the reputation of making shipments and more rapid deliveries than most any other concern in our line of business. We are in a position to load your material and send it forward within from five to ten days after receipt of your order. Records show that cars loaded with lumber will go through to points West of the Mississipid River in from 15 to 20 days after leaving Seattle. We have recently looked up our records for the past three or four years, and find that all ship¬ ments have been delivered at destination in less than an average of 30 days after receipt of orders by us. Some shipments required a little longer time, and some less. Owing to conditions created by the war and the present traffic situation it is probable that during the coming year deliveries may not be made as quickly as in previous years, but we do not anticipate any serious delays. Nevertheless, we especially urge all our customers to place their orders as long as possible in advance of time material will be needed. It will be much better to have material on hand a little ahead of time, than to have to wait for it after it is needed. LOAD SHIPMENTS To enable you and our hundreds of other customers to buy - from us at such low money-saving prices, and in order that we may keep freight charges down to a minimum, it is necessary for us to handle our LUMBER and SHINGLES in car load lots only. The minimum car load weight has recently been raised to 49,000 lbs. It will be necessary that your bill contain enough material to make this weight. A house of six rooms or larger will make a car load. A barn 30x60 or larger will also make a car load. Any bill that is too large for one car, will always make two minimum car loads. If your bill of material is not enough for a small oar load, why not get one or more of your neigh¬ bors to join with you, and have all the orders shipped in one car? In many communities we have doz¬ ens of customers, and by bunching their orders to us, we give them the benefit of car load prices, even though each separate bill may be less than a car load. In filling such orders, we will separate the material in the car so that each customer can unload his material without confusion or trouble. We have shipped as many as ten separate bills in this way in one car. LESS THAN CAR LOAD SHIPMENTS Certain items of MILL WORK can be shipped to advantage in less than car load lots, but on such bills special delivered quotations should be obtained. We aim to assume all the risk, and make it easy for you to order from us without taking any risk yourself. There are three plans under which we will be glad to supply you with materials. You may take your choice of any one of the three fol¬ lowing propositions; PROPOSITION NO. 1. The “NO MONEY DOWN PLAN”—This is the plan under which many of our orders are filled, and the one we recommend. You do not pay us one cent until five days after arrival of the material. This gives you an opportunity to unload the car, count and examine every¬ thing to your satisfaction, and see with your own eyes just what you are getting. The material will he shipped subject to your approval and inspection. We take all the risk and let our material speak for itself. You don’t pay us a cent unless the material is all right. Just send along a full and complete detail list of the material wanted. With it send a statement of your local Banker that you have on deposit the money to cover the order, and that it will be paid within five days after receipt of the material; PROVIDED, the shipment is up to grade specified, correct in Quantity and satisfactory in every way. On our order sheet you will find a simple and plain form of Bank Guarantee which you can have your banker fill out and sign. Send it with the order. Read this Bank Guarantee over carefully. You will see that it is a plain, straight-forward form—■ not a draft nor an order on your bank. It is simply to Insure us that you want the material, and will be ready to pay for it if the shipment is satisfactory and in accordance with what you ordered. It is the same sort of credit reference that one business house always asks from another. It protects you—^and it protects us. By doing business on such a fair and square basis, we accumu¬ late no bad accounts. This enables us to keep our prices down to the minimum. PROPOSITION NO. 2. The “C. O. D. PLAN”—We will ship the material Cash On Delivery with¬ out a bank guarantee, if you will send us a small cash deposit with order. For this purpose 15% cash with the order will be satisfactory to us. On receipt of order with this small cash deposit, we will ship the material C. O. D., balance to be paid on arrival, subject to examination and count. Our guar¬ antee holds good under this plan also, and if material is no't found as represented you do not have to accept it. and cash sent us will be promptly returned to you. PROPOSITION NO. 3. The “ALL CASH WITH ORDER PLAN”—We have many customers who have been dealing with us for years and they know what our material is like, and are familiar with our reputation for giving a square deal. This means a further big saving in price, and is well worth taking advantage of. There are many different grades of lumber, and unless you tell us what grade is wanted, we will have to guess at what you need. In naming grades, please use the grade names as shown on our Lumber Price List. If you are not sure what grade is wanted, then tell us for what purpose it is to be used, and we will use our best judgment and give you a grade suitable for the use intended. Write plainly and describe each item as fully as possible. The universal rule in ordering doors, windows and sash is to give the WIDTH FIRST, then the height, and then the thickness. The word “Sash” means one piece. The word “Window” means two pieces, or two sash — one upper and one lower. In ordering WINDOWS give the size of glass and the number of lights. Also give the thickness of the sash, and state whether check rail or plain rail. In ordering a SASH give the outside measure in feet and inches. If more than one light is wanted in the sash, give the number of such lights, and it would also be well to send a rough sketch showing how the sash is to be divided as regards lights. In ordering from our catalogue, always give the Catalogue Number, and also the size, that is, when more than one size is listed under that particular item and number. On receipt of above, our architects will prepare and forward to you preliminary sketches and plans drawn to scale, following your suggestions, which will be accurately and carefully worked out. A great many farmers who have built this design with our material have told us that it is by far the most attrac¬ tive and most practical barn that can be built. The only reason why there are fewer of these barns built than the other designs shown is because the construction of the roof is not understood. It is thought to be very difficult and expensive. This is not the case. The construction is very simple and is fully explained and shown in our complete working blue print plans and specifications which are free to our customers. There is no tendency for the roof to spread necessitating the use of heavy trusses since the bearing is directly down upon the studs. The mow of this barn is all space and the noticeable feature is the absence of trusses. The roof is shingled over its entire surface. Rubber roofing is supplied to extend well down on the sloping sides. This plan as shown is 50 feet by 100 feet and has stall space for 38 horses, not including the two box stalls. If the machine or tool room is not needed the partition may be omitted, making room for 22 cows. This style of roof is a decided favorite among our cus¬ tomers. The extra cost of materiai over the Gambrel roof is very slight and we know it to be a fact that contractors who understand our proposition of miiling the rafters at our mills have offered to build the larger sizes for as much as $40.00 less than a barn of the same size with the Gambrel roof. There is lots of light and plenty of' ventilation. The side doors to cow shed are specially made dutch doors so that th& top half may be opened and the bottom left closed. Any number of slight changes may be made in the floor plan, without increasing the cost. We guarantee to furnish ali lumber, shingles, rubber roof¬ ing and miilwork in sufficient quantities to complete each barn according to our plans and specifications, except plank floor¬ ing for stalls, which is extra. Forest Service that, “sawed flat, the grain has been considered as attractive as the grain of quartered-sawed oak,” which costs about two and a half times as much. Who are the middlemen in the lumber business? The jobber, .the wholesaler, the broker, or commission man and the retail dealer. All of these middlemen make a profit, and their profit is paid by the actual consumer. These dealers all sell more or less on credit, and that means a certaip number of bad accounts. Last summer we received a letter from a customer in South Dakota, one paragraph of which reads as follows: “Lumber looks nice, and our local lumber yard manager who went down to the station to look at it, said: WHERE DO THEY GET SUCH LUMBER; WE CAN’T GET IT.’ I got my neighbor Mr, Mitchell, to order his barn lumber from you, and I have no doubt but that you will secure other customers in this neighborhood. My neighbors who helped me haul out lumber pronounced it fine.” Another customer in Colorado wrote under date of October 29th, 1918. “I am pleased with my building. The lumber you sent is the finest ever shipped into our town.” Both these letters came to us unsolicited, and names and addresses of the writers will be furnished to anybody who is interested.
